Position Summary:
We are seeking a motivated and analytical Industrial Development Analyst to support our Industrial Development team with data-driven insights and geospatial intelligence. This entry- to mid-level role is ideal for candidates with up to 5-7 years of experience who are passionate about leveraging GIS tools, business analytics, and mapping technologies to drive strategic decisions in the rail industry.
Key Responsibilities:
GIS & Mapping:
• Maintains core spatial data generated or referenced by the Industrial Development department, including but not limited to industrial site data (i.e. NSites property viewer platform), Industrial Development CAD drawings, utility corridors, parcel data, latitude/longitude and Division/milepost data tables.
• Provides site selection support and services for sites that are strategically located adjacent to the NS rail network, meeting such criteria as specific zoning, utilities, workforce ability and environmental assessments.
• Supports Director Industrial Development with ID’s Site Strategy implementation, including NS REDI Prime Sites. Support includes: preparing documentation and collaborating with IDMs and key partners, and ensuring accuracy of results.
• Develop custom maps and spatial visualizations to support site selection, infrastructure planning, and customer development.
• Perform spatial analysis to identify trends, opportunities, and constraints related to industrial development.
Business Analytics & Reporting:
• Extract, clean, and analyze data from Salesforce/CNS and other enterprise systems to generate actionable insights.
• Develop dashboards and reports using tools such as Tableau, Power BI, or Excel to support internal stakeholders.
• Track and report on key performance indicators (KPIs) related to industrial development projects, NSites platform, and ID/site marketing campaigns. (i.e. Google Analytics, LeadLander, etc.)
Cross-Functional Collaboration:
• Work closely with industrial development managers, technical services, real estate, and commercial teams to support business recruitment and expansion.
• Assist in preparing presentations and materials for internal and external stakeholders.
• Assist Director Industrial Development with miscellaneous business intelligence gathering and business development research.
• Supports Manager GIS Services in research, development, and implementation of new technologies and integrations related to GIS.
Data Management & Integration:
• Maintain data integrity across GIS and CRM platforms.
• Integrate spatial and non-spatial data to support comprehensive analysis and decision-making.
Preferred Qualifications:
• Bachelor’s degree in Geography, GIS, Business Analytics, Urban Planning, Transportation, or a related field.
• 1–5 years of experience in GIS, business intelligence, or a related analytical role.
• Proficiency in ESRI software (ArcGIS Pro, ArcGIS Online, StoryMaps).
• Experience with Salesforce reporting and data extraction.
• Familiarity with data visualization tools (e.g., ESRI, PowerPoint, Tableau, Power BI).
• Strong Excel and data manipulation skills.
• Basic understanding of transportation, logistics, or industrial development is a plus.
• Excellent communication and presentation skills.
Nice to Have:
• Experience with Python or SQL for data analysis.
• Familiarity with CAD or engineering drawings.
• Knowledge of rail infrastructure or Class 1 railroad operations.
